How our property finding service works:
This is a timeline of how a typical property search exercise works (however any particular search package would be tailored to your requirements):
- A no obligation initial discussion over the telephone or if you would prefer we can arrange a face to face meeting with you. This helps us to understand your search criteria and your lifestyle needs. This also allows us to focus the search on those areas we feel will provide properties most suited to your requirements and price bracket thereby saving you time and avoiding you unnecessary viewings.
- For our clients who are not familiar with the areas we cover we can provide any necessary local information and accompany you on an optional orientation tour*. We find this is particularly helpful for those intending to relocate due to changes in career or personal circumstance.
- The production of a comprehensive search brief having identified your specific requirements, which will be approved by you.
- We will then commence the search for your ideal property in accordance with the brief which you have given us. We will carry out all initial property viewings with the aim of creating a shortlist of properties for you to view, using our network of local estate agents and contacts.
- We provide you with regular status reports and will update you on the telephone or email with immediate feedback on our initial viewings.
- We can also undertake to carry out optional “walk through” DVD tours of your shortlisted properties (assuming permission of the seller is obtained) if you think this would assist you in further narrowing the search. **
- Once we have identified the shortlisted properties, we will accompany you on the viewings of those which are of interest.
- Acting on your instructions we will negotiate with the seller’s agents on your behalf in order to secure your chosen property.
- After exchange of contracts we will be happy to liaise with solicitors, surveyors, and estate agents to ensure that the conveyancing process proceeds in an efficient and speedy manner through to completion.
Additional Services
* Our fee for an orientation tour is £180.00 plus VAT assuming two people attend the tour for half a day (3 hours).
** The walk through DVD tours which will include up to six properties will be charged at £285.00 plus VAT (if applicable).
Please note the fees for the above mentioned Additional Services are refundable in circumstances where the Success Fee exceeds £10,000 exclusive of VAT (if applicable).
